Description:
This is a single story - loft barn design.
Wants:
We have conceptual drawings, calculated truss drawings etc. We would like architectural drawings only, no need for MEP and they don't need to have a P.E. stamp. Also, a conceptual 3-D drawing would be nice.

Mr. Kish, I tried to help you. You didn't even try to answer my questions which were important fi you want a set of plans that you can build from without worry. You have many problems with this design that have not been thought out sufficiently. Good luck trying to build this house as designed, you are in for some surprises down the road !

Mr. Kish, FREE ADVISE, In case you are unaware, the unobstructed space requirement for a full size pool table is 15.5' x 22'.
This info comes for the Architectural graphic standards manual. A standard size pool table is nominal @ 5' x 10'. An English pool table is even larger @ 6' x 12'. Both require 5.5' of playing room clearance on all sides to the nearest obstacle.The area allowed on your plan (because of the columns) is shy of that and the columns are an obstacle to avoid. You could really gain from the use of a professional designer in several areas of the floor plan of the house before you proceed with final plans.. The concept of the house is good, the execution of detailed space planning is poor. Also 2x6 roof joist (you call them ceiling joists) are not adequate to span !4" @ the Lean-to (shed roof) portion of the dwelling.

Mr Kish, to me you obviously need a set of plans for the construction of two buildings. A set of plans would consist of a foundation plan, dimentioned floor plans, electrical plan, exterior elevations, roof framing plans, cross section of the building, kitchen and bath elevations and details for two buildings to go along with your specifications. I don't think from what I'm seeing here that anyone other than Percie has any idea of what you want. 3D drawings of any kind will not get you a
permit and are useless. If you had answered my first comment you might have received more response to your project. Good luck on what you are getting from these contestants.

We do not need our uploaded drawings copied and redrawn. I have attached a few examples of what we are looking for - see "Sample CAD Drawings.pdf"

What we are looking for is a detailed cad blue print of the original uploaded drawings of the house and shop showing dimensions according to the specifications noted on the supplied drawings. We need to make sure this will be structurally sound and that all doors, roof, windows, etc will fit properly into the 60'x64' footprint of the concrete pad and will function properly. Please note there will be no eave overhangs as there is no attic to vent. Also note the called out size of wall studs for exterior and interior and the different roof truss systems for each building. Please see special notes called out on supplied drawings:

DWELLING - SPECIAL NOTES:
1. install ZIp system on all exterior walls
2. 2x6 perlings on roof truss set vertical on 2” side to allow for spray foam insulation cavity
3. all exterior walls and roof will be metal vertical siding
4. CEDAR wood post and headers for patio/porch will be SUPPLIED FROM trees on PROPERTY
5. All interior walls will be 2x4 except for the high 16’ center walls dividing center comon
area from bedrooms which will be 2x6 as well as extrior walls
6. concret foot print is 60x64. Keep the center common area a true 32’ wide opening. Take the
length out of the rooms on each side due to 2x6 wall studs.
7. SEE CALL OUTS ON DRAWING

LOFT:
1. bottom of Loft floor joist will need to be 9’ off
the botom floor to allow for the 8’ door.
2. With a 10” floor joist that should give us 6-7’ head
clearance at the wall coming up the stair

SHOP - SPECIAL NOTES:

If you think my submission is along the lines of what you need, then detailing and dimentioning including 2 sections will not be difficult for me. Already done most of what you are asking, I am only left with preparing layouts. Let me know.

To further explain what we're looking for, I've attached a sample from another project showing the "roof details" as called out on .pdf At-26. We're looking for full architectural drawings with dimension, etc.

P.S. concerning my tip, you will save more money in construction and labor cost than the prize is costing you. A correction to my last note, 7 truss spaces @ 48" o/c in the shop area, would be modular @ 28'-0"..

Mr. Kish, since you are using trusses that are spaced 48" o/c, it would behoove you to change the dimensions on the shop building to the modular dimensions of 24 feet (6 truss spaces) @ the carport and 28 feet at the shop in order to eliminate the need of building an extra gable end at the shop portion of the building, the 7 truss spaces @ 4 feet o/c in the shop would be modular at 28". 8 spaces would give you 32 foot shop area if you need it. Just a suggestion since I think cost when designing anything. I wont submit for lack of info (answering my previous questions) from you on this project. Thank you, Jim81

Buyer, You are wanting dimentioned floor plans, foundation plans, roof framing plans and four elevations for two separate buildings, including electrical layouts, hvac info, cross sections, and 3D renderings ? Do you need construction details too ? Could you make that prize $1200. $400 for the shop carport and $800 for the Barn House. That would be a more reasonable fee for cad drawings. Thanks for the opportunity to comment..

Our residence will be about 1700 sq ft (can be spread out over 2-3 floors depending on space. Can be much smaller if so required as We want to ensure it is guest focused. Setbacks are 10' from front and 5" from side. We are in the early design stages only so will be open to suggestions and modifications.

Looking for an extremely tasteful Adirondacks design lodge of 6,000 sf, 3 stories, with wrap around porch, for a new private jet FBO located in New York State.
