Description:
The attached Sketchup file is a scanned model of a 110+ year-old cottage in the woods on the shore of Lake Michigan. This is a very small house – approximately 984 square feet. A large part of the house is taken by the screened-in front porch that faces the lake. We are limited as to the changes we can make – for example, we cannot change the footprint. We would like to change the roofline, most likely to a “t-gable” roof, given the T-shape or L-shape of the footprint), and replace the kitchen and bath with updated and more useable spaces. We would like two bedrooms and one bath (1.5 if there were any way to do so).
A similar cottage nearby has some loft space above a porch that the kids enjoy. Most of these places are open to the rafters, but ideally with bedrooms closed off.
We would like to carve out room for a washer/ dryer station (vertical).
Also love the idea of a two-sided fireplace in the main room and porch, although this may not be feasible: www.supremem.com/duet4seasons.php
This is a seasonal place and is not currently insulated. Plumbing generally runs in a crawlspace. Hot water is currently provided by a tankless electric heater. Other cottages in the area have hot water heaters below the units in the crawlspaces.
It is not critical that all the current porch space be retained.
Please note that the scan is largely accurate.

Revisions to the attached sketchup file that are detailed enough to be used as the basis for a construction plan (and could be submitted for permitting) would be much appreciated.We are primarily looking for a design that makes efficient use of a small space, and rationalizes a structure that was cobbled together by DIY handypeople over the course of a century.
Don't Wants:
Designs that would require changes to the footprint.Designs that would require materials that are particularly cumbersome, given that reaching the property presents some challenges.

Why submissions after contest ending Segiu Nasta ?

Mr. Kern, I was finally able to upload your ketchup site to my computer. The only thing that shows up is an elevation of the cottage you speak of. I will need foot print dimensions of the exterior walls and at least a sketch of the existing floor plan before I can draw a preliminary design layout. If you can provide this I can move forward with you on what sounds like a fun project for us both.

Grumpy Chiken
I would like to get the best design to setup a lot in order to open a fried chicken franchise. The difficulty is that is a shared lot in which the back is an auto repair shop.
Anything we can do to hide a little the auto repair shop will be a great plus in the design.
1200 sqft apartment
I need a good design for a 1200 sqft apartment. The apartment must have 2 bedrooms with ensuite or shared bath, a guest bath ie sink & toilet, laundry area/room, kitchen, dining area, living room, clothes closets etc. Any and all ideas welcome.
