To get you going, please see the attached KID Land Use Order. It is outdated and they are being updated, particularly the FireSmart requirements (for instance, cedar siding mentioned does not meet FireSamrt requirements, and FireSmart requirements take precedence).
Your main considerations are the use of FireSmart materials (Class-A fire-rated), DarkSky Requirements and the general look and feel (colours, architectural style). I don't have a lot of time to detail it all here, but off the top of my head, please check out section 2 and appendix A.
The development of a permanent BCT TC at the West Bragg Creek (WBC) Provincial Recreation Area (PRA) and parking lot is now at the conceptual design phase.
The TC will utilize a combination of timber frame or Mountain Lodge aesthetic and insulated concrete form (ICF) construction. The TC will be very energy efficient and well insulated including triple pane windows.
The TC building footprint will be a maximum size of 174 m2 or 1875 ft2 per story to a maximum of two stories.
There will be a patio and deck connected to the south side of the TC.
There will be a meeting/classroom/eating area for 30-50 people including a small kitchen, office for trail hosts, office for BCT staff, small information and BCT sales booth and indoor equipment storage room.
The primary focus of the TC will be on public access, training and education. The TC will provide WBC trails information, serve as a warming hut, support BCT trail hosts/volunteers and sales of BCT merchandise, and offer a space for educational programs and limited support to occasional non- profit small-scale events.
There will be potable hot and cold running water in the TC including washrooms and a nearby water supply well and an advanced wastewater treatment system and tile field.
Heating and cooling for the TC will be provided by a geo-thermal heat pump system.
There will be a backup propane powered generator for power failures.
There will be a sprinkler system for fire suppression.
The TCT will have a fireproof roof with solar panels including a bidirectional electric meter to provide 105% of site electrical requirements on an annual basis.
The TC walls external surface will be fireproof and the colour will go well with the existing beige colour walls of the 2 WBC adjacent maintenance buildings.
There will be a TC security system.
The new TC should be constructed in roughly the same location as the current temporary centre, with direct access to the parking lot. The current temporary TC should remain in place while the new TC is constructed, if possible.
BCT will continue to provide reliable internet connectivity at the TC and WBC maintenance facilities.
The TC will be administered and operated by the BCT under a lease agreement with the Government of Alberta.
A creative design that efficiently uses the allowed space for the intended uses. That incorporates elements of natural materials in conjunction with steel siding and roofing similar to the adjacent repair shop and maintenance sheds.
